The Cottage - Terms and Conditions of Let
- This holiday letting agreement is between S.C.I. KARO.B and the guest. S.C.I. KARO.B is the company that owns le Domaine de l'Ardagnole and the Cottage, which is located thereon
- If a guest makes a booking application using the online form from this site, the week(s) will be shown as reserved for a maximum of 7 days, to allow time for us to receive originals of the duly completed and signed booking form and acceptance of these terms and conditions, and for our bank to confirm receipt of cleared funds regarding the non-refundable deposit of 50% of the rental due (or, in the case of a booking made within 8 weeks of the holiday start, the entire rental due).
- On receipt of all the items referred to in the preceding paragraph, an acknowledgement will be sent to the guest(s) by email and post.

The balance due for the rental period must be paid no less than eight weeks before the start of your holiday. Any delay may result in cancellation of the booking.

In the event that the booking is made during the eight weeks preceding the start of the holiday, the total rental charge is payable immediately.

A security deposit of £150 is required to cover any damage or loss during the rental period. An inventory for the Cottage is placed in the information folder. You are requested to advise us immediately of any discrepancies that you find on arrival. If you do not, we shall assume that the inventory list, and condition of the items listed therein, is correct.

Any cancellation by guests must be made to S.C.I. KARO.B, Domaine de l'Ardagnole, 11220 Fajac-en-Val, France by telephone (+ 33 4 68 79 70 40) or email (cancellations@l-ardagnole.com). If the cancellation is made during the eight week period prior to the start of the holiday, the guests will be liable for the full cost of the rental period they have booked.

The guests undertake to allow maintenance personnel, cleaning staff and the owners reasonable access to the Cottage, the lower floor of the building, part of which is used as a workshop, and the area surrounding the Cottage, for the purposes of repair and maintenance.

Guests should arrive on the first day of their holiday after 1600 hours and must vacate the Cottage on their departure date no later than 1030 hours.

The guests will be responsible for maintaining the property, furniture, furnishings, fittings and equipment in the same position and the same state as they were found on arrival.

The guests are responsible for the loss of damage of any items made available as part of the tenancy. If the cost of the repair or replacement exceeds the damage deposit paid, the guest remains liable for the difference between the security deposit and the total cost of repair.

The owners cannot be held responsible during the holiday rental period for loss or theft of property belonging to the guests, for death or injury to them, or for any impediment caused to full enjoyment of the property and facilities resulting from force majeure, storms, fire, accident, warfare, strikes, governmental or administrative decisions, etc.

Guests have use of the estate's tennis court, and the basketball net which is located within the tennis court fenced area. Guests are requested to wear either tennis shoes, or soft-soled trainers whenever they enter the tennis court area.
- Guests have access to the entire estate, other than an area around the owners' house which is marked.

The owners have two dogs (labradors) which are often at liberty within the estate grounds. Guests are asked not to feed the dogs, as otherwise it is inevitable that they will pester them! Guests may only bring their own pets with the written agreement of the owners.
- The estate is not close to forms of entertainment that might interest teenage children (Carcassonne being 20 km away), and thus this letting is more likely to appeal to guests who are seeking a tranquil, restful country holiday, and those interested in sports and other outdoor leisure activities like tennis, walking, bird-watching etc.
- There is no mobile telephone reception on the estate (other than a very weak signal on the northerly ridge), and it is therefore necessary to travel at least 8 km to the nearest clear signal.
- Water is provided from either a bore-hole or a well. Water from both sources passes through a filtration system, including an ultra-violet filter. Water from the bore-hole is totally clear in colour, as the bore-hole has a depth of 70 meters. Water from the well is sometimes a little coloured (somewhat like peaty Scottish water). Water is a precious commodity in some summers, so guests are kindly asked not to waste it.
- The 1.6 km (1 mile) private access road to the estate is in good condition, with tarmac surface. However, it is a twisting single lane, with a few passing places, and guests are requested to take special care to drive slowly and carefully. In the unlikely event that a guest leaves the road, and requires towing by the estate tractor, there will be a £50 charge, and no liability will be accepted if any damage is caused to a vehicle as a result of the towing.

Parking for guests' vehicles is in the gravelled area to the north of the Cottage. Guests are requested never to leave vehicles on the road in front of the Cottage, other than for the time needed to unload on arrival, and to load on departure.

Any legal problems or other disputes arising out of this holiday letting agreement shall be dealt with under the jurisdiction of, and pursuant to, the laws of France.

It is strongly recommended that your stay in the cottage is covered by your holiday insurance.
