This holiday letting agreement is between S.C.I. KARO.B ("KARO") and the guest. KARO is the company that owns the Domaine de l'Ardagnole.
In the event of late bookins (a booking made less than 30 days before the start of the holiday), the total rental charge is payable immediately, together with the security deposit (see below)
A refundable security deposit of Euros 2000 is required to cover any damage or loss during the rental period. This is payable with your balance payment.
An inventory for the house is in the information folder. You are requested to advise us immediately of any discrepancies that you find on arrival. If you do not, we shall assume that the inventory list, and condition of the items listed therein, is correct.
Any cancellation must be made by email to bookings@l-ardagnole.com. If the cancellation is made during the 60 days prior to the start date of the holiday, the dposit will be forfeit.
The guests undertake to allow maintenance personnel, cleaning staff and the owners reasonable access to the House for the purposes of repair and maintenance.
Guests should arrive on the first day of their holiday after 1700 hours and must vacate the Cottage on their departure date no later than 1030 hours.
The guests will be responsible for maintaining the property, furniture, furnishings, fittings and equipment in the same position and the same condition as they were found on arrival.
Guests are responsible for the loss of damage of any items made available as part of the holiday letting. If the cost of the repair or replacement exceeds the damage deposit paid, the guest remains liable for the difference between the security deposit and the total cost of repair or replacement.
The owners cannot be held responsible during the holiday rental period for loss or theft of property belonging to guests, for death or injury to them, or for any impediment caused to full enjoyment of the property and facilities resulting from force majeure, storms, fire, accident, warfare, strikes, governmental or administrative decisions, etc.
Guests have use of the tennis court, and the basketball net which is located within the tennis court fenced area. Guests are requested to wear either tennis shoes, or soft-soled trainers whenever they enter the tennis court area, and also to lock the gate when they leave.
Guests have use of the swimming pool, which has a security system. As use of the security system is required by French law, you must ensure that it is in operation at all times.
The owners have several dogs which are looked after by the caretakers. Guests are asked not to feed the dogs, as otherwise it is inevitable that they will pester them! Guests may bring their own pets with the prior agreement of the owners.
Internet is provided by a satellite link (nordnet) which also has wifi, which you can use throughout the house.
There is limited mobile reception (none in the house itself), although there is reception in some areas of the estate.
Water is provided from either a bore-hole or a well. Water from both sources passes through a filtration system, including an ultra-violet filter. Water from the bore-hole is totally clear in colour, as the bore-hole has a depth of 70 meters. Water from the well is sometimes a little coloured (somewhat like peaty Scottish water). Water is a precious commodity in summer, so guests are kindly asked not to waste it.
There is a 1.6 km (1 mile) private access road to the estate, with tarmac surface. However, it is a twisting single lane, with a few passing places, and guests are requested to take special care to drive slowly and carefully. In the unlikely event that you leave the road, and require towing by the estate tractor, there will be a 40 euros charge, and no liability will be accepted if any damage is caused to a vehicle as a result of the towing.
Any legal problems or other disputes arising out of this holiday letting agreement shall be dealt with under the jurisdiction of, and pursuant to, the laws of France.
It is strongly recommended that your stay at l'Ardagnole is covered by holiday insurance.
